Faded lines are the first thing a visitor notices and the last thing anybody budgets for.

What it actually is

Striping does two jobs at once. It tells drivers and pedestrians where to go, which is a safety and liability matter. And it tells everyone arriving whether the property is being looked after, which is a leasing and impression matter. A lot with crisp lines reads as managed. A lot with ghost lines reads as deferred.

Most restriping is a same-layout replacement — we put back exactly what was there, sharper. But a restripe is also the cheapest moment you will ever have to change the layout: pick up stalls, widen a drive aisle, add a loading zone, fix a traffic pattern that has been annoying tenants for years. Once the paint is down, changing it means removal.

We measure and photograph the existing layout before anything is covered, so the replacement is accurate rather than approximate.

Stalls, aisles, and directional markings

Standard and compact stalls, drive-aisle arrows, stop bars, crosswalks, and lane lines.

Fire lanes and no-parking zones

Curb painting, hatching, and lettering laid out to what your local fire marshal requires.

Stenciling and pavement markings

Reserved, visitor, loading, curbside pickup, EV, speed legends, and custom stencil work.

Signage and bollards

Post-mounted signs, wheel stops, and bollards set where the markings alone are not enough.

Process

How we run it on an occupied property

Walk the lot and agree the plan

Same layout or changed layout, decided and marked before a single line is painted.

Phase by section

Striping closes a small area at a time. Most retail and medical properties run this overnight or early morning; churches and schools run weekdays.

Paint that is right for the surface

Material and application chosen for the substrate and the traffic it takes, so the lines wear evenly instead of ghosting in the wheel path within a season.

Short dry time

Lines are typically ready for traffic quickly, which is why striping is often the last piece of a phased sealcoat and everything reopens together.

Timing

Signs the lot is asking for it

  • Drivers straddling stalls or parking at angles the layout never intended.
  • Lines visible when the pavement is dry but invisible when it is wet or dark.
  • Fire lane markings that have faded to a shadow.
  • Stenciling that is no longer legible from a moving vehicle.
  • A layout that has stopped matching how the property is actually used.

Striping needs a dry surface and reasonable temperature, so the practical window tracks the sealcoat season — though a standalone restripe can often be fit into a dry stretch on either shoulder.
