Every pothole you have ever paid to repair started as a crack somebody walked past.

What it actually is

A crack is an opening to the sub-base. Water goes in, sits under the asphalt, and softens the material that is holding your surface up. In Oklahoma that water then freezes, expands, and lifts the edges of the crack apart. Do that a few dozen times over a winter and the crack becomes an alligatored patch, then a pothole, then a repair invoice with an equipment mobilization on it.

Crack sealing is the highest-return maintenance dollar on a commercial lot because it stops the mechanism instead of treating the symptom. It costs a fraction of patching and a small fraction of an overlay, and it is the one service that pays for itself fastest on a property you intend to hold.

Scope

What the scope covers

Routing where it is warranted

Working cracks get routed to a consistent reservoir so the sealant has something to bond to and room to move. Not every crack needs it and we will not bill you for routing that does not help.

Cleaning and drying

Compressed air to blow the channel clean of dirt, vegetation, and old material. Sealant bonded to debris fails by the next season.

Hot-pour rubberized sealant

Applied at temperature so it flows into the full depth of the crack, then flexes with the slab as it moves through the seasons instead of cracking straight back open.

Squeegee finish

Banded flush to the surface so it sheds water and does not catch a snow plow or a shopping cart.

How we run it on an occupied property

Assess crack by crack

Not everything gets sealed. Hairline cracks under about an eighth of an inch will not take material. Alligatored and heavily spalled areas are a repair, not a seal — sealing them is throwing money at a section that needs cutting out.

Work in sections

Crack sealing moves fast and closes small areas at a time, so most properties never fully shut down. We cone off the working band and move.

Short cure

Hot-pour sets quickly. Sections generally reopen the same day, which makes this one of the easiest services to fit around a busy property.

If we sealed around a section that is failing structurally, you will hear about it with a photo, not a sales pitch.

Timing

Signs the lot is asking for it

  • Cracks you can drop a coin into, especially long ones running with the direction of traffic.
  • Grass or weeds growing up through the surface — that is a crack with soil in it.
  • Old sealant that has pulled away from the crack walls or gone brittle.
  • Spider-web cracking spreading out from a single line.
  • Standing water that lines up with a crack rather than a low spot.

Crack sealing is the counter-seasonal service. Cracks are at their widest in cold weather, which is exactly when the sealant can reach the full depth of the channel — so late fall through early spring is a working window, not a dead one.
